A garage door is replaced for one of three reasons: it has failed beyond sensible repair, it has no insulation and the garage is unusable half the year, or it looks tired and the front of the house looks tired with it. All three are legitimate. What matters is buying a door specified for the climate it has to survive.

Wind Rating Is Not Optional in Coastal Counties

In much of Florida and along the Texas coast, garage doors are required to meet a wind-load rating, and in some areas impact rating as well. The garage door is the largest opening in the building envelope; when it fails in a storm, the pressure change is what takes the roof. A door with a valid product approval for your zone, installed with the correct track, bracing and fasteners, is a structural component and not a styling choice. We install to the approval, not around it.

Insulation and R-Value, Realistically

An uninsulated single-skin steel door in a Houston or Miami summer turns the garage into an oven and pushes heat into any room sharing a wall with it. Polystyrene-filled doors are a clear improvement; polyurethane-injected doors are better again and are also much more rigid and quieter. If the garage is used as a workshop, a gym, or is attached to living space, insulation pays for itself in comfort long before it does in energy.

Measure Before You Fall in Love With a Photograph

Headroom above the opening, backroom depth into the garage, and sideroom either side determine which track configuration is possible. Low-headroom garages need a different track and sometimes a wall-mounted opener. These are all solvable, but they need to be known before ordering, because a door is built to your opening.

Springs Get Re-Specified With the Door

A new door has a different weight to the one it replaced, particularly if you have gone from single-skin to insulated or added glass. Reusing the old springs is a false economy: the door will be unbalanced, the opener will work against it, and the springs will fail early. Correct spring sizing is part of the installation.

What the Installation Includes

Removal and disposal of the old door and hardware, new tracks, rollers, hinges and brackets, correctly sized springs, weather seal at the bottom and around the perimeter, opener re-fit or replacement, force and limit setup, and a hand-balance test before we leave. We give an appointment window and an honest installation duration rather than a number designed to sound impressive.
